East Midlands Freeport (EMF) is a world leading, low carbon advanced manufacturing and logistics hub located in the heart of England, with unrivalled connectivity by rail, road and air. Announced as a successful Freeport bid by the UK Government, it officially opened for business in March 2023.

Our Sites

Straddling three East Midlands counties, East Midlands Freeport features three main tax sites: the East Midlands Airport and Gateway Industrial Cluster (EMAGIC) in Northwest Leicestershire, the Ratcliffe-on-Soar Power Station site in Rushcliffe in Nottinghamshire and the East Midlands Intermodal Park (EMIP) in South Derbyshire. The Freeport also includes the first customs site at Space Park Leicester in Leicester.


EMAGIC includes plots at East Midlands Airport and on SEGRO Logistics Park East Midlands Gateway, including access to a 50-acre Strategic Rail Freight Interchange and freight terminal, operated by Maritime.


Located adjacent to the nationally significant Toyota manufacturing plant, the site covers 173 ha and has the potential to become one of the next generation of rail connected business parks.


Uniper’s vision for the Ratcliffe site is to move towards becoming a zero carbon technology and energy hub for the East Midlands, supporting continued economic growth, and help meet the region’s decarbonisation goals.


Space Park Leicester - an approved customs site operator with benefits to import/export businesses in the space sector - sits at the heart of the region’s space cluster as its own research and technology site, merging world class university research with leading industry partners.
